1. Inspire to Design
2. Survey
Time duration required: 1 day
Measured surveys involves taking measurements of sites or buildings in order to produce accurate data that is then represented at a reduced scale. The survey will include, plans, sections and elevations of the existing site as well as a photographic catalogue, which are all key aspects of planning and Building Control Applications.
Once a survey has been completed, a set of existing plans will be used as a base for the proposed development.


3. Briefing and Design meeting
Time duration required: 3weeks
we will take the client’s brief, site restrictions and relevant precedent to establish the concept for the scheme. Through 2D AutoCAD drawings the scheme is then refined to suit the client’s designs and ideas and a final design will usually be achieved via an iterative process.
4. Planning stage
Time duration required: 8 weeks
Depending on the scale of the project we can advise the client on the type of application that is required, full planning or permitted development. We can also inform the client of any relevant statutory regulations and alert them of any restrictions that may exist within the local councils framework.
Once the design has been finalised and approved by the client, the project can then be submitted to the local council for planning approval.
We will submit the application to the council including all relevant drawings and documentation and liaise with the council throughout the application process up to the decision date.

5. PARTY WALLS
The client will have to sort the Party Wall agreements with their neighbours prior starting the construction of the works and we can recommend some of the party wall experts to provide expertise for all party wall matters.
6. Building Regulation & Construction Drawings
Time duration required: 4 weeks
Before any project starts on site, it requires a Building Control Application to be submitted to the local council or approved private inspector.
we ensure that the drawings and specification is compliant to all current Building Regulations and British Standards. We communicate with other consultants, such as structural engineers, to submit a coordinated package.
We will advise on the need for other such consultants. It is often sensible to delay work on a building regulation application until planning approval is granted.


7. Construction/Project Management
CONTRACTOR SELECTION
We will advise on the selection of a builder capable of carrying out the proposed works. We will advise on the most appropriate forms of contract and will provide full construction and tender information. Upon approval of the quotations, we will select and find a suitable contractor for the building works.
SITEWORKS/ PROJECT MANAGEMENT
We will administer all aspects of the building contract from site set-up through to completion of the works. We will work on behalf of the client with the contractor to ensure that the works are carried out to the correct standard. While the project is under construction we will regularly visit the site to inspect the work and discuss progress with the contractor to ensure the smooth completion of the works.
